We are looking for a person to fill our new position as a Lease Administration Analyst.

The Lease Administration Analyst will coordinate with Sales, Finance and Lease Administration and is responsible for the administration of a high volume of leases and the accurate processing of lease obligations, including the abstraction of lease data into a database and adhering to established compliance and accounting procedures. This position reports directly to the Chief Financial Officer. •Interpret and analyze lease issues, escalating to the CFO as needed.
•Generate, publish and distribute lease administration database reports.
•Pro-actively track and manage lease related critical dates.
•Track lease administration cost saving recoveries and opportunities.
•Interface with accounting to establish account set-up, as needed.
•Bachelor’s or Paralegal (ABA approved) degree and 2 years minimum negotiation experience in Real Estate, Lease Management, Legal, or related fields.
•This person must be able to work in a highly confidential, professional team environment, utilizing communication, technology, problem solving, negotiation, and analytical skills.
•Attention to detail, organization, and timely follow-up are also key abilities.
•Knowledge and understanding of the leasing documentation, laws and processes.
•Knowledge and understanding of finance concepts (Gross Margin, Net Profit, EBITDA, etc.)
•Ability to read and comprehend legal documents (such as Leases).
•Ability to read and comprehend financial statements and historical data.
•Ability to manage and track, in an organized manner, a large volume of tasks.
•Must be a dedicated team player, customer service driven, capable of working independently, and self-motivated.
•Must possess the professionalism to effectively communicate, both verbal and written, to members of Sales, Field Finance and Lease Administration.

Key responsibilities include:

-Oversee all analysis as it relates to News Ad Sales revenue reporting processes (including Cable and Digital). Compile, review, analyze and interpret data pertaining to the monthly forecast, monthly close and annual Budget/LRP. Provide meaningful Executive Summaries and Key Takeaways whenever possible.
-Jointly supervise a Financial Analyst I.
-Coordinate with Strategic Planning to prepare all forecast deliverables. Includes preparing written variance analyses to identify and highlight key drivers as they relate to marketplace factors, changes in business strategies and updated key variable information directly impacting Ad Revenue. Identify areas of business risk/opportunity.
-Partner with Strategic Planning on the annual Budget/LRP process in order to understand year over year assumptions and gain an understanding of marketplace conditions and impact on future revenue growth.
-Compile, review and analyze monthly closes. Coordinate with Atlanta Ad Sales Accounting team to insure the overall reasonableness and accuracy of all revenue items. Prepare written variances between monthly forecasts and actual results.
-Assist Manager in providing required deliverables and meaningful supporting analyses to Segments, CP and R, Business Units, Operational and Financial Management, and other Ad Sales departments.
-Prepare reporting for unique areas such as under delivery liability and other ad-hoc analysis as needed. Perform detailed analysis surrounding methodologies and assumptions as related to special areas such as SBM and monthly phasing.
-Continuously assess policies and processes, while making recommendations to the Manager to implement improvements that will gain efficiencies, streamline workflow and improve reporting.

OVERVIEW:
• Manage staff of 3 responsible for all support related to Digital and Contracts areas for Turner Broadcasting System, Inc. – Domestic Advertising Sales division (supports Entertainment, Animation and News segments).
• Digital area includes coordinating with several Turner operational departments to develop processes and policies to accommodate this complex, new, expanding business. A new 3rd party system was implemented in 2006 and we continue to assess the procedures and controls which directly impact Sales, as additional websites are integrated. In addition, new products continue to be introduced on a regular basis which requires operational processes and financial controls (VOD, Wireless, Broadband, Partner Arrangements, etc.).
• Related to contracts (Cross Media, Turner only, deal letters, etc.) – responsible for ensuring that all documentation is in order, and that the accounting, revenue recognition, and formal documentation is accurate and appropriate. Extensive coordination required amongst TW divisions, Turner departments, and people to execute deals effectively.
• Functions of position will continue to evolve as processes are developed and as organizational objectives and strategies are adjusted (very dynamic area with frequent process changes and new products).
DETAILED JOB DESCRIPTION:
Digital Businesses:
• Provide in-depth, high level understanding of digital business models to lead development of processes, policies, system usage and reporting, training, internal controls, best practices, etc.
• Serve as point person and develop and maintain strong relationships with Sales Management in digital area across several businesses in all segments
• Actively participate on cross-functional teams and coordinate with Operational departments on regular basis to identify system and other issues and work through effective resolutions; this includes enhancing Quality Control steps and assessing which areas are responsible, organizing training sessions with users, requesting enhancements to system functionality, new reporting, etc.
• Coordinate maintenance of SOX documentation with Atlanta Accounting and other related areas such as Sales Invoicing, etc. Ensure proper key controls exist and assess whether policies and procedures can be enhanced and automated, or if additional resources are needed to achieve key objectives. Provide input on External and Internal audits as appropriate.
• Participate in industry conferences and develop relationships with key contacts at competitor organizations to recommend best practices and identify latest industry needs (impression audits, ad server certification, 3rd party billing, etc.) Gain understanding of client needs and ad agency objectives.
• Review Accounts Receivable collection trends with Corporate Credit as well as Invoice Adjustment reporting with Sales Invoicing. Develop recurring reporting to Senior Management with proper Key Takeaways, and ensure that appropriate follow-up is addressed to continuously improve the business process.
• Proactively stay ‘ahead of the curve’ by being in touch with Turner’s digital strategy and business plans and maintaining relationships with appropriate contacts across the company, to assess Ad Sales needs from a resources, systems, and planning perspective. Contracts & Deals:
• Maintain efficient process with TW and all divisions to obtain and review contracts/deals on a timely basis. This includes reviewing and maintaining all contractual and related documentation (executive summaries, deal letters, etc.), researching technical accounting issues and preparing accounting memos with economic summaries and conclusions, obtaining sign-off from Legal, Sales Mgmt (Presidents) and Finance Mgmt, and communicating and executing decisions by coordinating with all appropriate departments.
• Serve as point person with respect to bankruptcies, external inquiries, operational or financial audits, lawsuits, any problem agreements requiring make-goods, discounts/rebates, credits, collection issues, etc. This includes ensuring that any reserves are accounted for properly in the forecast, budget, and monthly closes.
• Directly support Turner Sales and Finance Management in ensuring that standard and non-standard advertising deals are accounted for properly. Responsible for managing process to review deal letters, shifting of units for package billing and special arrangements, etc.
Analysis & Reporting:
Coordinate with Director, Financial Analysis, and other segments, as appropriate, for financial reporting deliverables related to Digital and Contracts area (budget/LRP, forecasting, actuals, etc.). Includes assessing reporting requirements for evolving digital area.
• Obtain an understanding of all 3rd party deals that require reporting and revenue share to develop appropriate information and workflow (data is subject to audits)
• Develop high-level presentations and supporting documents used in communicating with Senior Financial and Operational Management, including meaningful Executive Summaries and Key Takeaways
Staff Development:
• Regularly assess workload, priorities, and staffing to meet needs of all clients and maintain balance for staff.
• Utilize Performance Management as a tool to establish appropriate goals and formulate strategies to achieving goals, in line with mission
• Hold regular and recurring staff meetings to communicate changes to programs, policies and procedures, etc. and ensure that staff is informed of business unit goals and objectives
