SENIOR PORTFOLIO ACQUISITIONS MANAGER Company

The Capstone Group is a private real estate investment firm founded in 2001 and headquartered in New York City.  The company is actively involved in the acquisition, financing and management of commercial properties throughout the United States.

Position Description

The Senior Portfolio Acquisitions Manager is responsible for building Capstone's targeted portfolio of neighborhood shopping centers in select markets nationwide.  The position will be located in New York City and will require close interaction with Senior Management, and collaboration with property management, leasing and accounting staff of the company. 

This seasoned professional must be both disciplined and flexible – disciplined to faithfully apply the specified investment criteria established by the firm, and flexible enough to uncover hidden value and seize opportunities presented by challenging financial markets.  Broad objectives include:

·       Lead Capstone's acquisition of up to 50 neighborhood shopping centers in select markets across the country within the next three years.

·       Work with the Property Management staff to establish efficient operations and develop an initial asset management plan for the center.

Specific tasks include:

·         Source 50 or more new potential properties for acquisition per month through internet, broker and direct seller contacts.

·         Develop and maintain a property database of acquisition targets.

·         Gather and analyze property and market information, rent rolls, rent comps, due diligence and supporting materials.

·         Build and manage a team of junior staff.

·         Model property financials and deal evaluation.

·         Present investment recommendations to senior managers.

·         Support acquisition timeline, due diligence and data collection efforts.

·         Author financing and joint-venture offering materials.

·         Provide support in transaction negotiations and closings.

·         Provide overall support for acquisition and investment management initiatives.

·         Participate in strategic business planning.

Job Qualifications:

·         7-10+ years of real estate acquisitions or relevant experience.

·         Superior negotiation and analytical skills, attention to detail and overall understanding of commercial real estate, finance, accounting and capital markets.

·         Specialty in multi-tenant retail.

·         Expertise in creating complex Argus and Excel models, proficiency with Word.

·         Excellent oral and written communication skills.·         Ability to work in a high-paced, dynamic and collaborative environment.

Details: Compensation will be commensurate with experience and qualifications.

$100k+
